Big Mixed Use Project at Sunset and Crescent Heights Sure to Provoke a NIMBY Fight
This might be one that the NIMBYs will lose trying to derail this giant mixed use project at 8150 Sunset at the corner of Sunset and Crescent Heights to replace the old Garden of Allah estate.
The project has received designation as a California Environmental Leadership Development Project, which means that any litigation against to the project will be resolved within nine months. This new California legislation has only been used three other times, for Apple’s campus in Cupertino and for solar projects in San Diego and Riverside counties.
The ambitious 8150 Sunset project will feature over 110,000 square feet of Los Angeles commercial retail real estate for lease, but not likely for sale and 249 market rate (I believe) multiunit apartments, which is badly needed in West LA. Fresh new build net leased retail for West Los Angeles can’t hurt either. I wish we could get some more new Santa Monica commercial real estate for lease or for sale would be fine too.
The project is on the Los Angeles side of the street from West Hollywood, which of course opposes the project.
Townscape Partners, the developer, claims they will integrate “forward-thinking urban design planning principles combined with timeless, modern architecture” into the project and encourage walking by building broad walkways that lead into a central plaza.
They still need to complete the environmental impact reports and receive approvals from the city of LA.
