Proposal for High End Single Family Homes for Northwest Columbus’ Riviera Golf Club
Developer Charlie Ruma with Davidson Phillips Inc. proposed zoning changes to Dublin’s Riviera Golf Club. The developer wants the golf club rezoned to single family housing was met with fierce opposition from NIMBYS last Thursday night at the Dublin Planning Commission meeting.
Backed by a rather loud group of 150 from a group named Friends of Dublin, speakers said turning Riviera Golf Club into a residential development would further compound problems, citing the environmental, traffic and school impact. Those living in neighborhoods around the golf club are lining up against the plan to turn the 168 acres of the golf course into 284 lots for upscale homes.
Ruma expects the rezoning to take the remainder of 2014 with the land available for the first homes in 1st quarter 2015. He also says that the American Italian Golf Association can no longer afford to operate the golf course.
The Friends of Dublin argues that there will be substantial negative impact on traffic congestion, costs for city services and overcrowding at Deer Run Elementary, Grizzell Middle and Dublin Jerome High schools.
There’s nothing new here as this happens just about any time there’s a proposed new development anywhere. I still expect to see this eventually approved with some compromises and construction beginning next year.
This probably won’t have any effect on Dublin or Columbus commercial real estate for sale or lease because there’s plenty already in the pipeline due to the Bridge Street project.
