Westerville Planning Commission Approves Ravines
By a 6 – 0 vote the City of Westerville Planning Commission finally approved the M&I Homes development named the Ravines to be built on a 73 acre parcel with 139 single family homes.
The parcel borders Hanawalt Road between Main Street and County Line Road. The property is currently being annexed from Sharon Township and will initially be zoned rural residential. The property will then be rezoned from Rural Residential to Planned Neighborhood District.
M&I had to make a plethora of changes to get approval such as a max 45% lot coverage, higher quality materials, stone facades, and more differentiation between plans. Westerville beat them up pretty well to make certain the homes wouldn’t be all cookie cutter look a likes as M&I tends to do.
Homes are expected to be priced in the $400,000 range.
I would expect this to drive some minor net leased retail development for the corner of Cleveland Ave. and Main.
