Los Angeles Skyline to Grow Up Big and Tall

In 1031, Apartments, California, Commercial, development, investing, Los Angeles, net lease, nnn, Office, real estate, Retail, Santa Monica

I saw this piece a couple of days ago in Curbed LA and had to make a few comments.   First, this is just fantastic to see LA’s skyline, which admittedly is not the most exciting in the world become a lot more exciting and  world class over the next two or three years.

Second, and this is a little self-serving, but what great news to Los Angeles commercial real estate agents, realtors and brokers, and residential too, to have all this Los Angeles triple net leased commercial property coming online over the next few years.  Not that all of us will have all that much to do with the development itself, but the hundreds of thousand square feet of ground floor net lease retail space available, plus the second and maybe third floor office space, depending on the development, but ‘mixed use’ is generally mixed use so it usually includes these components.  And the Los Angeles commercial real estate development surrounding these massive projects we can have a hand in.  Those prospective buyers in 1031 exchanges might find a replacement property to complete their exchange as the peripheral development comes online, but that will be a few years off.  There might even be some single tenant net leased property for sale. This will have a huge positive impact all over the basin, even as far west to benefit the Santa Monica commercial Realtors.

And for residential agents all over the basin, especially for Hollywood Hills and Belair residences for sale, as soon a ‘view home’ will really be a view home rivaling some of the best in the world.

Look at the specific list provided by Curbed LA at the link below.  All exciting projects, but #11 might be a little too exciting the day that the ‘big one’ hits.  Glass bottom pools sticking out that far over the city below.   I don’t know, but I wouldn’t want to be out in that pool.
