Columbus / Central Ohio Home Sales – October 2011

Homes sales in Central Ohio were 1,543 for the month and that’s up almost 8.6% over the 1,421 for October last year.   Homes going into contract increased 46% last month over a year ago making October the sixth consecutive month of increases. Total sales YTD still lags 2010 by 2.1% when the Home Buyer Tax Credit was in effect, but we’re catching up.  Year over year increases over the last six months fuel hopes that the market will end up with a gain for the year.

Unsold inventory is down to 8.1 months with six months being the ideal balanced market. 

Average price YTD was down slightly versus last year to $157,327 versus $161,274 for January through October last year, 2010.  Unsold inventory also fell 17.2%.  New listings are down 12.6%
