Major Expansion for The Bridge Street District in Dublin, Ohio

Dublin’s Bridge Street District could almost double in size if proposal before Dublin’s Planning and Zoning Committee moves forward.

This proposal comes from Columbus, Ohio area hotel developer, Indus Companies.  They are a Columbus based firm with a long history of building and managing hotels in Central Ohio. The original developer of Bridge Park, Crawford Hoying, is not involved.

Under the proposal, Longshore Street, which runs parallel to Riverside Drive,   would be extended to Tuller Road.  Five new buildings would be built on both sides of Longshore Street.  Planned are an eight story hotel, a six-story office building, a parking garage, and two residential buildings.  The residential buildings are planned to be eight and nine stories.  All of the buildings will have ground floor retail.

Developer, David Kozar, said that the company has been working with the city of Dublin on the project for about nine months.  The first proposal was presented in fall of 2022 and is on the planning committee for February’s meeting.

If approved as planned, the 6 acre site will have a total of 169 residential units, a 147-room hotel, 101,000 square feet of office space, about 75,000 square feet of commercial space, with 14,000 square feet for restaurants.

To allow for more open space, the planned buildings will be taller than what’s south.  Columbus commercial realtors, agents and brokers are always happy with more property to absolute net or triple net lease or sell.  I wish we could do something similar in New Albany.
